Combine the warm water, milk, sugar and yeast in a beaker and let stand for 4 minutes until foamy

Next combine your flour and salt in a large bowl, adding in the butter.

Mix this by hand until crumbly, then add the foamy yeast mixture and 1 egg

When the dough starts to form, turn it out onto a well floured surface and kneed for about 5 minutes.

Now shape the dough into a ball and put back into your bowl, cover and leave in a warm place for about an hour until doubled in size.

When the dough has risen, cut it into 6 even chunks and shape these into small buns.

Place the dough on a baking tray with grease-proofed paper, cover and leave in a warm spot for a further 30 minutes

Pre-heat your oven to 200C/400F then gently beat the other egg.

Use a pastry brush to lightly cover the buns to get that lovely brown crust.

Optionally sprinkle with sesame seeds

Put the tray of buns in the oven for about 15 - 20 minutes, or until golden brown

Carefully remove from the oven and allow to cool for a few minutes on a wire rack before serving.

If you didn't add sesame seeds, a sprinkle of flour at this stage is a nice touch.
